For a long time, the northern edge of the business zone at the head of the Vaart in Roeselare was an untidy transition to the adjacent residential area. Outdated buildings, open storage and a frayed structure made the public space unpleasant. MASELIS NV's project transforms this edge into a cohesive, pleasant buffer zone. A combination of an architectural wall, a green hem and strategically placed gates creates a harmonious transition between activity and residential areas, making the public space open, safe and inviting.

MASELIS NV is located at the business zone at the head of the Roeselare-Leie canal, between Kaaistraat, Vaartstraat and Spanjestraat. The site comprises several non-contiguous parcels and covers a total area of approximately 1.3 hectares. The company owns a number of adjacent properties, which were integrated into the restructuring of the edge of the company. The demolition of some outdated residences and company buildings made it possible to create a unified, compact boundary zone, with maximum consolidation of business activities without disturbing the surrounding residential area.
Concept
The concept combines urban planning and landscape interventions. A "mantle" of greenery and architecture is created around the company, consisting of a high-quality concrete wall with vertical accents, a row of trees and public-friendly facilities. The green zone along Vaartstraat also includes an integrated concrete bench, inviting visitors to linger and use the public space. The mantle performs multiple functions: it forms a visual and acoustic buffer, diverts dust and noise from the residential area, and creates an inviting, quality public space.
Architecture and materialization
The commercial wall is executed in natural red architectural concrete with a nuanced texture, with panels vertically punctuated in a rhythmic pattern. The design references the vertical scale of the adjacent residential buildings and provides harmonious integration into the urban fabric. Gates and metal accents are painted white, referring to the corporate identity of MASELIS NV, and create a coherent whole with the wall.
Landscape and public space
Along Vaartstraat, the wall is accompanied by a green zone with trees that reinforce the pedestrian and bicycle path. Included in this green zone is an integrated concrete bench, making the edge zone also a place to stay. In the access zone along Gieterijstraat and Spanjestraat, a demolished corner building was replaced by a green space that softens the entrance and improves the relationship with the residential area.
The combination of architecture, greenery and infrastructure forms a multifunctional buffer that improves both the visual quality and acoustic comfort of the environment. The wall limits noise and dust from business activities while providing a clear, manicured edge to the business zone.
