Site
The plot is located in a residential neighborhood in Marke, characterized by detached houses and spacious gardens. The area is mainly residential and is part of a subdivision older than 15 years.
The site has an area of 1,506 m² and shows a slight level difference from the street. To the rear, the green character is maintained, with existing trees contributing to privacy and landscape integration.
Layout
The property will be planted as open development within the applicable subdivision regulations. The distance from the building line is 9.50 meters. The side garden strips will remain spacious and will be laid out primarily as green areas.
The entrance is located on the northeast facade and will be provided deeper in the facade, creating a covered entrance . Access to the underground carport will be via a ramp that will be carefully integrated into the site.
By limiting the front of the house to one storey with a recessed floor, the impact on the streetscape is minimized.
On the ground floor, a split level is applied. The living spaces are at ground level and open to the garden and covered terrace. The front zone is slightly elevated and includes a bedroom, office and bathroom. Three additional bedrooms and two bathrooms are located on the recessed floor.
Architectural choices
The material palette is intentionally limited to two main material types: light façade brick and wood exterior joinery. This understated combination is in keeping with the streetscape and provides a timeless look.
The ceiling of the terrace and carport is also finished in stone strips, creating a coherent whole. A few carefully chosen window openings provide framed views to the garden and patio.
The architecture is calm and horizontally oriented, with a recessed floor refining the volume.
