Site
The lot is located in a residential neighborhood in Marke, characterized by single-family homes and spacious gardens. The surrounding area is primarily residential and is part of a subdivision that is more than 15 years old.
The lot has an area of 1,506 m² and has a slight difference in elevation relative to the street. At the rear, the green character is preserved, with existing trees that contribute to privacy and integration into the landscape.
Site Layout
The house is designed as an open-plan structure in accordance with the applicable subdivision regulations. The distance to the building line is 9.50 meters. The side garden strips remain spacious and are primarily landscaped as green spaces.
The entrance is located on the northeast facade and is set back into the facade, creating a covered entrance. Access to the underground carport is via a ramp that is carefully integrated into the terrain.
By limiting the front of the house to a single story with a recessed floor, the impact on the streetscape is minimized.
A split-level design is used on the ground floor. The living spaces are at ground level and open onto the garden and the covered terrace. The front section is slightly elevated and includes, among other things, a bedroom, an office, and a bathroom. The recessed level houses three additional bedrooms and two bathrooms.
Architectural Choices
The material palette is deliberately limited to two main types: light-colored facing brick and wooden exterior joinery. This understated combination blends in with the streetscape and creates a timeless appearance.
The ceiling of the terrace and carport is also finished with brick slips, creating a cohesive whole. A few carefully chosen window openings provide framed views of the garden and the patio.
The architecture is calm and horizontally oriented, with a recessed floor that refines the building’s volume.
