KortrijkTransformation of the Sint-Maartens site
WING 1 represents a first step in the redevelopment of the former Sint-Maartens site in Overleie. The strategically located site, adjacent to schools, residential areas and green zones, will be given a mixed use of housing and services. This project enhances the street wall and urban character without mortgaging future development in the inner area.

Site & Deployment
The project is located in the northwest corner of the site on Burgemeester Vercruysselaan. The existing row of apartments and houses is terminated by the janitor's house, which forms the transition to the larger student volume.
A clear street wall is created on the street side, while vistas and passages provide access to the green inner area. The master plan was developed in consultation with the City of Kortrijk, with emphasis on spatial quality and sustainable integration.
Spatial organization
The western wing has six floors with an open roof floor. The east wing comprises seven floors. In each wing, student rooms are grouped around living groups with collective kitchens and sitting areas.
In addition to these small-scale collective spaces, there are larger shared facilities such as a roof terrace, multipurpose rooms and a collective courtyard. This creates a layered structure of meeting, relaxation and community building.
Students have private rooms with their own bathrooms, creating a clear balance between autonomy and collectivity.
Architectural elaboration
The street facade is characterized by a clear vertical rhythm. On the one hand, a coherent street wall is formed; on the other, openings provide visual connections to the inner area.
In the façade elaboration, the repetitive character of the program is softened by a playful but sober residential appearance. The basic structure is executed in pale brick. Large window sections are located in the façade plane, while closed sections are finished in wood and feature opening elements.
The result is a building that integrates into the urban fabric while exuding a contemporary identity.
