The project involves the construction of a new office building on a strategically located plot at the roundabout of the Bruggesteenweg in Hooglede-Gits. The site is part of a wider zone in transformation, with a mix of residential, commercial and agricultural functions. The implantation of the building is aligned with the existing and planned developments around and takes into account the visibility and accessibility from the regional road. Through a well-considered positioning along the Kruiskalsijdestraat, the volume fits in with the building line and scale of the residential buildings behind it, while towards the Bruggesteenweg it shows itself as an independent and readable object in the landscape.

The project attaches great importance to ecology and technical performance. The energy supply is provided by heat pumps combined with geothermal energy, and ventilation and lighting are coordinated per unit, with collective coordination for aesthetics and EPB requirements. Water management is via infiltration zones in the surrounding green zone and a 20,000-liter cistern, partly for reuse. Fire safety and accessibility are integral to the design, with adequate evacuation routes and facilities.

With its thoughtful volumetrics, sustainable ambitions and clear materialization, the building sets a new benchmark for contemporary corporate architecture in a mixed-use area. It creates a quality workplace that bets on comfort, flexibility and spatial coherence.

Project information

The design focuses on sustainability, flexibility and visual quality. The building has three levels: a ground floor parking level with 40 car parking spaces (of which 26 with charging stations) and 29 bicycle parking spaces, and above that two open office plateaus of approximately 995 m² each. These floors can be flexibly divided into individual office units (up to five per level) and will be marketed as shells. Access is via a central stairwell with elevator, supplemented by an external staircase leading directly to the roof terrace. The roof will be designed as a green roof and collective outdoor space, with sufficient space for PV panels.

Architecturally, the building is conceived as a clear structured frame in light-colored architectural concrete, with slender columns and a refined facade composition. The concrete structure deliberately remains visible and forms the load-bearing and aesthetic element at the same time. The infills are done in tone-on-tone facade sections in wood or aluminum. Large terraces on the southwest side provide not only outdoor space per office unit, but also passive sun protection and depth in the facade. The terraces are openly connected and form an additional circulation layer via the spiral staircase.
