KortrijkFormer police station makes way for a residential green project
This residential project is located in the historic center of Kortrijk, on the site of the former police station. The project constitutes a thoughtful redevelopment of a vacant building from the 1960s and focuses on a contemporary, energy-efficient reconversion.
The development combines urban density with a strong commitment to greenery. About 300 m² of green roofs and roof gardens - accounting for almost 40% of the site - provide cooling, CO₂ absorption and fine dust filtration.

Site
The site is around the corner from the Grote Markt and within walking distance of the railway station. The site is within the Kortrijk cycling zone and enjoys close proximity to public transport, schools, stores, banks, restaurants and cafes.
The project connects the Oude Vestingstraat with the Jan Persijnstraat and makes the center site once again fordable for pedestrians and cyclists.
Layout
The site will be accessed via a pleasant thoroughfare past the showcases of the approximately 400-square-meter commercial space on the ground floor. This public plinth connects to urban life and activates the connection between the two streets.
The project is composed of 4 volumes that differ in height, depth and identity. This division allows for integration into the vertical articulation of the historic city center and restores the characteristic streetscape.
Along Jan Persijnstraat, there are 6 apartments, 2 per floor, all of which are 'through-hall' types with living spaces facing both the street and the inner area.
Along Oude Vestingstraat, three apartments per floor are provided, a total of twelve. Two of these are also "through-sun" types, while the third apartment faces the street.
Architecture and materialization.
The material palette consists of white concrete and light gray masonry, contrasted with bronze-colored finishes and joinery. The apartments enjoy plenty of light and pleasant views.
The existing basement will be reused. Combining urban densification with maximum greenery, the project is an example of inner-city reconversion.
