WervikRECONVERSION OF A FIRE HOSE FACTORY
The Van Rullen Multi-Tenant Complex project is a redevelopment of a former fire hose factory on the banks of the Leie River in Wervik. Intercommunal WVI selected us, together with developer HEXAGON, as the winning team for the redevelopment of this historic site. The existing buildings were renovated, with the exception of the distinctive brick chimney, which was preserved as a defining feature.

Two new buildings, each measuring 1,800 m², have been constructed on the site, strategically positioned around the chimney. The roof shape of the sheds references the historic factory architecture and gives the complex a playful rhythm. Each building has a modular design: the units have a fixed depth of 20 meters, with widths ranging from 120 to 200 m². The taller units provide space for a second floor, creating spacious, glass-enclosed offices at the ends as well.
The design emphasizes functionality, flexibility, and historical references. The buildings are robustly constructed in concrete, finished with a crown of copper-colored metal siding. Gates, doors, and signage complement this warm, characterful color, giving the complex a clear and recognizable identity.
The outdoor space has been carefully designed: the site is accessed via Menensesteenweg, with parking and maneuvering areas tailored to commercial use. Water management is integrated through rainwater cisterns for each unit and buffer systems that allow for delayed drainage. Along the sides of the lot, green buffers and standard trees provide a gentle transition to the surrounding landscape and the Leie River.
